Building Infrastructure

Someone on your side of the table for technology in construction

Technology scopes in construction projects are often under-specified, split across too many vendors, and accepted without proof they work. We represent the owner from design through final acceptance so you get what you paid for.

Sound familiar?

You probably need this if…

  • You are building, renovating, or fitting out space and technology is an afterthought in the plans
  • Low-voltage scopes are split across several contractors with no one coordinating them
  • Bids for cabling, security, or AV are impossible to compare line by line
  • Previous projects closed out without test results, as-builts, or working systems
  • Your general contractor is managing technology scopes without technology expertise
  • You need an independent check before signing off on final acceptance

Why technology needs its own oversight

On most construction projects, technology is a handful of line items buried in the electrical or low-voltage scope: cabling, wireless, security, audiovisual, and sometimes in-building radio coverage. The architect may not specialize in it, the general contractor is focused on schedule and budget, and each subcontractor is responsible only for its own piece. Nobody is accountable for whether the systems work together on move-in day.

Technology project governance puts an experienced, owner-side representative in that gap. We are not trying to replace your architect, engineer, or general contractor. We make sure the technology scope is properly defined, the right vendors are selected, the work is installed as designed, and the systems are proven before you accept them. This is the Govern side of how we work: design and engineering, RFP and vendor management, construction oversight, quality assurance, and commissioning, all from the owner perspective.

Design, RFPs, and vendor management

Good outcomes start with a clear design. We help translate your business and tenant needs into technology requirements: cabling standards, telecom room sizing and location, pathways, wireless coverage expectations, security and access control needs, and AV requirements. Those decisions are far cheaper to make on paper than after walls close. We review drawings and specifications for gaps, such as telecom rooms without adequate power or cooling, missing pathways, or wireless plans that ignore the building materials.

We then build RFPs that ask every bidder to price the same thing, so proposals can be compared fairly instead of by guesswork. We help evaluate responses, clarify exclusions and assumptions, and recommend vendors based on fit as well as price. Once work begins, we act as the coordination point between technology vendors and the rest of the project team.

  • System design and engineering requirements
  • RFP development and bid leveling
  • Vendor evaluation and selection support
  • Coordination across technology trades

Construction oversight and quality assurance

Technology problems are easiest to fix before ceilings and walls close. During construction we conduct site walks to check pathways, rough-in, telecom room buildout, cable installation practices, firestopping, labeling, and equipment placement against the design. Issues are documented and tracked with the responsible party until they are resolved, not mentioned once and forgotten. Owners receive plain-language reports after each visit, so you know what is on track and what needs attention without decoding contractor jargon.

Quality assurance also means reviewing submittals and change orders that affect technology scopes. A substitution that looks harmless on paper, such as a different cable category or a relocated telecom room, can have consequences years later. We give the owner a clear explanation of what is changing and why it matters before anyone approves it. We also flag scope gaps that tend to surface as change orders late in a project, so they can be addressed while there is still room in the schedule and budget.

Commissioning and final acceptance

Commissioning is where systems prove they work. We verify that cabling has been certification tested with documented results, that network, wireless, security, and AV systems perform as specified, and that everything is labeled and documented the way the contract requires. Anything that does not meet the standard goes on a punch list, and we follow it through to closure. Systems are verified in the conditions they will actually be used, not only on the bench, so problems surface before tenants move in.

Final acceptance should be a decision made with evidence. Before you sign off, you receive test results, as-built documentation, configuration records, warranties, and a clear statement of what was verified. That package becomes the starting point for whoever supports the building next, and it keeps ownership in control of its infrastructure long after the contractors leave. Retainage and closeout payments are easier to manage, too, when acceptance is tied to verified results instead of a contractor saying the job is finished.

Frequently asked questions

When should we bring you into a project?

As early as possible, ideally during design. Telecom room locations, pathways, and power are much easier to get right before drawings are finalized. We can still add value mid-project, but early involvement avoids the most expensive fixes.

Do you replace our general contractor or engineer?

No. We work alongside them as the owner-side technology representative. They keep their responsibilities, and we make sure the technology scope is defined, coordinated, and verified.

What is the difference between QA and commissioning?

Quality assurance happens during construction and checks that work is being installed correctly. Commissioning happens near the end and verifies that completed systems perform as designed before you accept them.

Can you also do the installation?

GDS Technology does install cabling and other systems. When we are serving as your independent oversight on a project, we will be clear with you about roles so the owner always has an objective check on the work.

What do we get at final acceptance?

A documented package including test results, as-built drawings, configuration records, warranty information, and a summary of what was verified. It is your permanent record of what was built.
